The Finance & operating model tab
The Finance & operating model tab answers one question the rest of the property page never asks: whose money is this unit’s revenue? It changes your books - statements, break-even, owner payouts - never your day-to-day operations. Guests, bookings, and cleaning work identically under every model.
The five operating models

| Owned | Yours - the workspace owns the unit and keeps the revenue. |
| Leased / Arbitrage | Yours, minus the rent you owe the landlord under the lease. |
| Managed (for owner) | The owner’s - you keep only your management fee. Managed gross is the owner’s liability, never your profit. |
| Profit share | Split by an agreed percentage of the result. |
| Investor | Pooled - investors funded the unit and share its returns. |
The tab shows the model in force, the agreement terms behind it (lease terms, management terms, or the capital structure), and lets an Admin Switch model with an effective from date - the books change from that date, not retroactively.
Property level and unit level
Section titled “Property level and unit level”The property sets the default; each unit can override it on its own Finance tab. That is what lets one building mix an owned studio with a leased one-bed - the resolver always asks the unit first, then falls back to the property.
