Owner statements

An owner statement is the settled monthly record of one owner’s money: what their units earned, what it cost, what your fee was, and what their share is. You never write one - statements generate automatically when you close a month, for that month, one per owner. That’s the whole design: a statement is issued on frozen numbers, so the figure an owner was told never silently changes afterwards.

  1. Bookings and expenses post through the month as usual.
  2. At month end you post the owner accruals and close the month.
  3. The statement sweep runs on its own - it generates the previous month’s statements only once that month is closed, and quietly waits otherwise. No close, no statements: if an owner says “I never got a statement”, the first thing to check is whether the month is closed.
  4. The owner finds it in their portal under Monthly statements, “issued once a month closes, on settled numbers”.

The header carries the month’s totals: gross revenue, operating costs, pass-through costs, the management fee, rent due (leased units), and the owner’s net share. Under it, one line per booking - its revenue and the costs and fee it carried under the agreement - plus lines for month costs with no bookings and any unattributed pool activity. The lines add up to the share to the last unit; the owner can open any statement’s Bookings detail and check the arithmetic themselves.

Rent sits on the header only, never as a booking line - a landlord’s rent is owed whatever the month did, so it isn’t apportioned across stays.
