What syncs, and which way

Once a property is enabled and its units are mapped, Airbnb sync is two-way - but each kind of data has one home. Edit it in Stay N Host and let the sync carry it; editing the same thing on Airbnb directly is how the two sides drift apart.

What How it gets there
Availability (your calendar) Pushes automatically, within about a minute of a change.
Nightly prices Automatic, same cadence. A per-date override wins, then the listing’s base rate, then its unit type’s, then the property’s.
Stay rules (min/max nights) Automatic. Defaults live on the unit type; per-date rules sit on the listing’s Channel links tab.
Guest capacity (adults, children, infants) From the unit type’s Capacity & stay tab - after editing it, click Re-sync setup on the property to push it.
Content: photos, descriptions, policies, facilities, taxes The Push content button - a deliberate manual act, available to Admins and Content Managers.
What Where it lands
Bookings, changes, cancellations Your calendar and Bookings - routine events apply themselves; anything touching money, a conflict, or a cancellation is held in Bookings to Review.
Guest messages Your Inbox; replies you send there flow back to the Airbnb guest.
Reviews The Reviews screen, with the Airbnb rating shown on the property’s channel card. You can publish one public reply per review back to the channel.

Airbnb only opens guest messages and reviews to properties that carry its messaging app. The property row on the Airbnb screen tells you when it is off and offers Turn on guest messaging; until then, neither messages nor reviews arrive, silently.
