Pay owners and investors - elsewhere
You won’t find owner or investor payouts in this section - deliberately.
An expense is your cost. A distribution is someone else’s money leaving your custody: a managed property’s gross belongs to its owner, and an investor’s share belongs to the pool. The books treat the two completely differently, and so does the app.

What does belong here
Section titled “What does belong here”Costs that touch owners still start in this section:
- An expense you bill straight to a property owner comes off their payable the moment it records.
- Money an owner paid out of their own pocket for one of your costs is an expense Claimed by them; left unpaid, it is a bill you owe them, not a distribution.
- A landlord’s rent is a standing payment on the payables calendar.
- The bank account a payout lands in is recorded in the payee directory.
