Send an investor proposal
A proposal is the term sheet an investor actually receives - its figures frozen when you generate them, delivered on a private link that expires. It cites two things you’ve already built: a saved pool model and a captured track record. Without both, there’s nothing defensible to send.

Click “New proposal”. State the terms: title, recipient, the assumption set (a saved model) and scenario, the track record cited, the capital, the price per apartment, and the notice period. You state terms only - the share, unit count, projection, and payback are computed from the model when you generate, never typed.

Click “Generate”. The figures compute through the same projection engine the Investor model page renders, and freeze into the document. A proposal generates once; its numbers don’t drift afterwards.

Click “Send”. A private link is minted, live for 30 days. Copy link puts
…/p/<token>on your clipboard - it’s private; don’t post it anywhere public. -
Watch the status. Draft → Sent → Opened (the first open flips it, and the link column counts views) → Accepted / Declined / Withdrawn - you record the decision here with the Accepted / Declined buttons; the recipient’s page has no accept button by design.
What the recipient sees
Section titled “What the recipient sees”The /p/ page needs no login: the offer (capital, apartments acquired, pool share,
management share, notice period), the projection, what those figures assume, your
frozen track record, and a plain-language disclaimer that a model is not a forecast and
nothing there replaces the executed agreement. They can print it to PDF. It shows no
other party’s figures, no version history, and no view counts.
